Challenges

The aim was to reduce the building's energy consumption to less than 25 kWh/(m2a) to meet the "Ener-Phit-Standard" developed for renovations by the Passivhaus Institut (Passive House Institute) in Darmstadt.

Innovation

The interior of the building was not renovated. Residents were to remain in their homes while construction was under way. The new shell therefore had to be easy and quick to install over the existing exterior.

Solution

The measurements were of crucial importance here. Modern methods such as photogrammetrics, tachymetrics and laser scanning delivered the accurate data needed for the precise pre-fabrication of the facade parts.

Transfer

Tachymetric measuring with direct data input into CAD software appears to be the most effective and efficient method of CAD/CAM modelling. The data is reliable and the volume of data manageable.

Sustainability 

Besides the technical equipment, the enhancement of the building shell played a crucial role. What these demands produced was a new facade with triple-glazed windows, a new roof paired with a ventilation system and a solar power system.

Result

Retrofitting an existing building with pre-fabricated timber-frame construction elements makes sense from both a technical and an economic perspective. There is an enormous market to be tapped here.
